• If for any reason, you no longer want the home you bought through us or a broker we referred to you, we'll sell it for you, or refer you to a new broker to sell it, and waive all or part of our portion of the commission; for as long as you own the home.

  1. 1st year, we'll waive 100% of our portion of the commission
  2. 2nd year, we'll waive 50% of our portion of the commission
  3. 3rd year, we'll waive 25% of our portion of the commission
  4. 4th year, we'll waive 12.5% of our portion of the commission
  5. 5th year and beyond, we'll waive 10% of our portion of the commission
• Regardless of how many years you keep the home, you'll always get at least 10% of our commission waived; even after 10 or 15 years.

Terms and conditions:

• For your convenience, you'll receive the Lifetime Homebuyer Guarantee shortly after your original purchase, with instructions to register it on our website to make sure it is properly recorded for your future use, and to get any updates.
• You'd need to purchase another home through us, within our operating area; or, buy it through a broker we refer you to anywhere in the USA.
• Your second home may be for any price; higher or lower than the sale of the first home.
• Your discount is calculated based on the lesser of our portion of commission on the two houses, and rebated to you at the closing of the second home.
• If one or more of the initial buyers are deceased at the time of sale, a second home need not be purchased; and, the discount will be rebated on the first home.
• You will allow us to put our yard sign on your property for 30 days starting from the closing date of each home.
• These discounts apply only to non-investor owner-occupied properties.
